As a seller, it is important to view your house as a house to sell, and no longer your home. Doing so will allow you to remove personal items, and prepare for a sale. It is usually easier to separate yourself from your current house, when thinking of and preparing for your next home.


Before listing your home, be sure to make all necessary repairs, so that you will not have to scramble while in the precess of negotiating with a buyer, or possibly lose a sale. 


Buyers may have the sensation of a home feeling cramped, or not to their taste, if there is too much furniture, or if there are too many decorative items. Your home may be more appealing when it appears sparse to you.


Your perspective buyer will see your house from the street first. A first impression can make, or break a sale. So, be sure that your garden is well manicured. If your land has not been tended to regularly, I would recommend a reasonably priced landscaper, who has years of experience, and excellent results.


Sometimes decluttering a home is sufficient for a sale, but at other times, decorating expertise (staging, not decorating to live in) is recommended, and necessary to reach a desired price point. I work with a few staging designers, and their work is impeccable.


Many foreigners are interested in immigrating, having second homes, or investing in the US. It is a good idea to advertise your listing to global markets, where you may find a greater audience of buyers.
